The "sale calculations" section of the cash flow analysis determines what the before and after tax sale proceeds would be AS IF the property were sold at the end of each year. Based on the cash flows and the sale proceeds, the worksheet determines what the Internal Rate of Return would be, per year, if sold at the end of each year. This graph shows the IRR curve and also the FMRR curve. The FMRR rate goes beyond the IRR and addresses the return produced by the property combined with the anticipated return on reinvested cash flows.
